Complex renovations and additions were made to the 15-story, iconic Arizona State University (ASU) dormitory. Manzanita Hall, originally built in 1967, is a 215,000 SF student residential building on the Tempe campus. The central elevator core was expanded to meet new emergency elevator requirements, requiring the removal of a concrete wall, post-tensioned slab, and stairs. Removal of existing V-shaped concrete columns leading to new two-story spaces provided common areas for the students. Updating building systems and spaces required new penetrations in post-tensioned slabs and concrete walls. Due to asbestos abatement, construction crews carefully coordinated to work on alternating levels of the building.
After the renovation, the facility accommodates 784 residents and 31 staff; the first floor contains a business center, fitness center, an updated lobby, and new social spaces. The remaining 14 floors are devoted to dorm rooms, with common lounges and kitchens at alternating levels.
