Denu Hotel & Spa (The Edith), Meritage Collection

Located in downtown Phoenix, this 17-story, 180,000 SF, 236-room four-star hotel high-rise tower includes 23,000 SF of meeting space, fitness center and spa, ground-floor cafe and restaurant, and rooftop pool, bar, and lounge. The tower is across the street from the existing Renaissance Phoenix Downtown Hotel, and mere blocks from the Phoenix Convention Center.

During design, a key part of the process was ensuring the hotel’s long-term profitability; with the hotel’s main source of revenue coming from guest rooms, maximizing the number of beds was critical. Mortenson Development led the project team in developing several cost models. Through this process, the team hit on a creative solution of increasing the height of the building by one story to make more room for guests. The project team was able to confidently move forward, knowing that the addition of the 17^th floor would ultimately enable the project success.
