Designed for the ASU Herberger Institute for Design and the Arts at Arizona State University, this 7-story, 264,974 SF mixed-use residential community integrates housing, dining, and creative spaces to support student life and artistic practice. The 826-bed tower includes 221 residential units, a 350-seat dining hall, art studios, classrooms, office space, and indoor-outdoor common areas that foster collaboration and community engagement. Achieved LEED Gold® certification.

The project also received the Best Implementation of Mixed-Use Live/Learn Award (On-Campus) at the Student Housing Business Innovator Awards in 2026.
