This 6-story, 326,000 SF multi-resident project for graduate students provides 761 single-occupancy bedrooms in apartment-style units. The project is called xucyun ruwway (HOOCH-yoon ROO-wai), in Chochenyo, the language of the Ohlone people and is situated 1.8 miles west of the Hayward Fault line within the San Andreas Fault System. A non-linear static and two-stage lateral analysis ensured stability and a comprehensive understanding of the performance of the 5-story wood frame over concrete podium structure under high seismic forces.

A unique and creative staggered design layout was achieved within the structural constraints of the seismic shear wall with no changes to the typical unit plan. The residents have access to lounges, meeting rooms, and three outdoor courtyards which provide more than 55,000 SF of recreational space, including multi-use lawns and terraces. The sustainable, affordable living project is anticipated to earn LEED Gold certification.
